There’s a certain love for European architecture. It includes French country houses and English-inspired cottages. It should come to you as no surprise that there is great appreciation for Mediterranean house floor plans.

Even if you have decided on the Mediterranean design, there are various features you should keep in mind.

Features to consider
Small, 2 bedroom With 2 master suites 3 bedroom
Small & luxurious With porch With basement
carriage Small, with loft Dogtrot

They are a sure way to feel like you’re in the Tuscan region, in the comfort of your own home. They are unmatched in their charm. It should not surprise that many mansions are built using this exact style.

The only issue about said style is that you may find yourself never wanting to leave your home. You have it too good there!

Mediterranean homes are characterized by their stunning exteriors and equally impressive interiors. You may find yourself shopping for terracotta roof tiles sooner than you thought. Not only are these options very functional, but some of them also boast 6 or 7 bedrooms. They even do so in style.

Why go to a spa when you can have many amenities yourself? Many of these plans won’t be your average 1,400 sq ft homes. They are creations of beauty that will still demand the respect they deserve, even 100 years from now.

Who is it for?

  • Great for families wanting more space
  • Perfect for sunny climates
  • If you want to feel like you’re away on holiday
  • You like timeless design coupled with European influence.
  • You’re retiring and want to feel relaxed.

Some of our recommendations

We sell plans on this site. It is important to know that you’ll still be styling it when you’re building it. The finishes you choose to go with are important. That is also the case when you’re building something with Mediterranean inspiration.

Here are some of our recommendations related to that specific type of style.

To ensure the right feel to your Mediterranean house, you should choose the right finishes. We recommend that you go with stucco walls for this purpose. Paint them in the traditional colors you would find in Europe. Good colors include shades of pastel.
woman choosing design options

What is the one thing you think of first for Mediterranean houses? Is it their layout, or is it perhaps rather their very distinctive red roofs? Are they usually made in terracotta with clay tile? That surely is our preferred type of roof for this type of beauty!

Do you think of steeply pitched roofs when you think of Italian-inspired homes? We don’t. We think of low-pitched tones. Another advantage to this type of roof so that it makes it less likely that loose tile fall. Falling tile can be very dangerous.

Staying authentic, we encourage you to choose plants and landscaping that complement that desired style. Use arched windows and doorways and find actual plants found in their native spaces. You’ll feel you’re sitting in the middle of the wine-making country when you’re entertaining guests in those big outdoor spaces. Make sure all the finishes stay true to the style!

Work with interior designers to find complementary furniture and finishes that make the entire experience feel true. Don’t overlook places like the courtyard or the basement. It’s the entire build that should feel the Mediterranean.

When you choose something as distinctive as this style is, the style must be carried through the entire space. It may be tempting to start breaking the pattern. It very quickly ends up feeling fake if all the choices you are making are way too modern for the house’s exterior. We’re not advocating that you find something that doesn’t match your needs. Rather stay conscious about the choices you are making.

Not focusing on the details
Typical sizes
1,800 – 3,000 square feet
Features we love Red-tilled roofs
Alternative style we recommend Mansions

Features we like for Mediterranean designs are exposed wooden beams and textured walls. You’ll get large exposed views embracing the earthy palette. Chestnut wood is among our favorite choices.

Find inspiration there if you have a specific Mediterranean country that you are especially fascinated by. We encourage you to travel there and bring back furniture to make the feeling right. Many of our users find great inspiration from visiting the beautiful city of Marrakech. From experience, we can say that it is a city that has lots to offer. It has markets selling anything you could imagine, like spices you will have difficulty coming by in other countries.

If you choose to visit, we encourage you to try out Ras El Hanout & saffron to take in some local cultures.

Among our other distinctive plans, make sure to check out our log houses as well.

Single-story or 2-story

In this section, you can find single-story and 2-story Mediterranean options among the different designs. Both have their advantages. For instance, the single-story option may be advantageous if you need to consider accessibility. It could also be that you’re building for someone who has to consider it.

In contrast, getting a good amount of square footage is much easier if it is 2-story. 2-story designs also have the advantage of providing you with additional privacy. People won’t simply look in through the windows on the lower floor. You can also choose an option with bedrooms on both floors if need be. It can be nice if you’re used to hosting many guests, as you can have them use the lower-level bedroom. At the same time, you have the option of staying in the master suite on the second floor.

These designs come in various sizes, too. Some of the styles are a lot more extravagant than others. It may be appealing if you want to build something that stands out, like a U-shaped option.

We also have those if you want to build something a bit more modest. Some options are better suited for things like a narrow lot. You could also have other requirements. Use the parameters on the site to better narrow down what it is you’re looking for.

Are you looking for something that impresses you from the front?

A lot of the appeal many find these styles having is that they are visually very beautiful. When it comes to their front sides that stand out massively, they’re truly exceptional. You may want to consider whether specific features are crucial to you. It might be something like an impressive tower in the front.

One, two, or three garages?

While you are at it, figuring out exactly what you want for this dream of yours is important. You need to consider how many car garages you want. If you don’t usually park in the garage, it may not be something you’re considering all that much. If you have two or three cars and enjoy parking there, it should be something you’re considering. Tuscan

engineer inside a building being built

The Italian region of Tuscany is a beautiful one. It comes as no surprise that many homeowners in America want to bring a little bit of that European charm back. Do you want to build a home that can remind you of your European adventures? Our Tuscan-style plans get a lot of attention for that very reason! At the same time, other Mediterranean or Spanish designs have a draw to them. The Tuscan draw might be the strongest of them all. There are mansions around the country built using these designs.

They pride themselves on beautiful stone accents and stucco exteriors towering, often standing proud at 2 or 3-stories. Like U-shaped wonders, a beautiful courtyard is often the first thing that will greet you as you approach the premises. Tall windows often let in massive amounts of natural sunlight to make the home seem friendly and inviting. The view of beautiful wood beams is something you may end up getting used to waking up to.

Wouldn’t you want to be back in Florence or Pisa every day of the week? Imagine drinking a glass of fine Italy’s finest and eating pizza like only the Italians know how to make them. You can now get the dream home, so start practicing your Italian! It is common that people misspell the word Tuscan and instead search for Tuscon in the search for these.

While standing out from the usual 2,200 square footH-shaped and angled-garage houses provide a lot!

Mistakes to avoid:

  • Neglecting the impact of climate. It’s a better design where the sun shines!
  • Having too many decorative elements
  • Not thinking about the maintenance of intricate design elements
  • Forgetting about proper storage options

Lake & Lakefront

designer working on blueprints

For many people, the lake or lakefront is where they relax. It’s that special home away that provides a level of tranquility that you won’t otherwise find. Bustling everyday urban life brings a certain level of stress. It is why you want your Mediterranean home to be perfect. A place to retract to when you need it.

Maybe you’re looking to build a mansion with 6 or 7 bedrooms. Maybe you’re looking to build a 1,400 square foot option instead. Either way, you have come to the right place. Some people even choose to build a tower house on the lake. They provide some of the same views, otherwise only found in two-story or 3-story homes.

What sounds better than spending the evening overlooking the lake with a cold glass of white wine?

The lake plans all share how they use the lake to their advantage. They’re places where you would likely be spending a lot of time. They embrace the dining area and kitchen. They are all strategically placed to take advantage of the amazing views. Many of them will have beautiful outside porches that can be screened off to make them multi-functional. It helps trap more heat when the colder weather months come around.

People like their house on the lake to include easy bathroom access without crossing the entire house. You may also want the possibility to rinse off should you be one for a morning dive.

Single-storey

Our selection in the popular Tuscan styles includes plans that have just a single story, too. There are many reasons why someone may choose these. There’s something great about having one that takes up a lot of square footage on your lot.

However, it may also be that you’re in a situation where having a multiple-story house isn’t convenient. Perhaps you do not like the massive amount of space a staircase will use, often in the middle of the home. Still, it could also be because you are getting to a certain age where stairs start becoming an inconvenience. Maybe it’s because you may be building it for someone in that situation.

contracator looking at house plan

Whether you’re torn between either a single-story or a multiple-story one, there are advantages to each. It is often cheaper to build blueprints that are just one single floor instead of several. You can usually get the licenses required for a single-story home in a shorter amount of time. It’s because you won’t need the same testing to ensure the foundation can handle the weight of several stories. You are likely able to move into your dream in a shorter period because of that. Expanding at ground level is cheaper than going up. It is still better to ensure that the plans you’re getting have all the necessary details. You don’t want to end up having to build on additions in two or three years.

There is also a lot of home maintenance that is easier with this style. It includes that you may either do the gutter cleaning yourself or have the neighbor do it. In contrast, such projects become increasingly difficult the taller the home is. But it’s not just gutter cleaning that is easier. It’s also plumbing and maintaining electrical systems if anything needs to be replaced, doing so closer to the ground.

Having a place without stairs will also be easier for people with disabilities and children. You’ll minimize the risk of accidents. Stairs are a major safety concern contributing to many accidents happening at home. Being on the ground floor is also a major advantage if a fire breaks out in the house. It allows easier exit through exits, such as a window. You won’t be able to go out through the windows on the 3rd floor!

Mediterranean homes are great. Who doesn’t love the feeling of Tuscany? We have so many other options to offer, like styles of these various alternatives.

Styles to consider
U-shaped Luxurious
Chalet-style Country-style
Usonian Barndominium

Double-Storey

Italian-style homes are the true icon representing fine living with their exquisite designs. At the same time, they still provide rustic elements. Single-story homes may be right for some, but they’re not right for all. They’re especially not right if you have a slightly smaller lot. You could still have the desire to have a lot of square footage built on your lot. This may be when you are more inclined to build up than out.

Two-story homes offer benefits not offered by the single-story options. They are more fuel-efficient by having fewer exterior walls per square foot of living area.

They can also provide you with potential benefits for the views by lifting you off the ground. If your house is not the only one around, build something to allow them to take advantage of the views. Build up rather than out!

If your home isn’t the only one around, many people choose an elevated design for a very specific reason – privacy. Individuals enjoy the added security of not having someone walk past the bedroom windows. It’s a reason many of the bedrooms are usually placed on the upstairs floors.

Modern or not, it’s your choice.

You may want the exterior of a Tuscany home. You may not necessarily want the appliances in those when you were touring Europe. Choose the interior finishes that match your desired taste. Try keeping the necessary elements of the style to ensure a coherent and continuous feel throughout the house. Just because you’re choosing to build this home does not mean you can’t add modern elements. They can still make it beautiful in just the way you desire!

You could even be visiting this page from South Africa or Germany. There are elements that all people seem to look for that include double garages a courtyard for the Mediterranean style. Maintaining a certain level of simplicity and luxury seem to be high on the list, too. If an L-shaped home is what you desire, we encourage you to use the filter to have only those show up.
