This is the right page, no matter the type of basement you want. Whether you want a home that has a walkout basement or a one-story with a basement, we’ve got it. These are great features to have and provide you with the storage space you’ve wanted. You’ll find all our house plans with a basement on this page.

Suppose you have a passion for fixing up old motorcycles. The basement space provides enough flexibility to make it happen. It can be your rustic, unfinished retreat at the end of a long day. It’s the place you go to make craft creations come alive.

The basement’s house plans are great. However, here’s an additional list of features for you to consider.

Features to consider
Open floor Small, with a garage
Small, 3 bedroom Walkout basement Tiny, with loft
Small ranch Log cabin small

Basements have so many advantages. It is besides providing additional storage. If you are changing your furniture, they can act as an intermediary place to put stuff that is going out. It means where you put old furniture temporarily. You don’t want excess furniture standing around in an already stuffed living room.

Most teenagers would also dream of having their room down there. It is usually a secluded part of the house where they would be able to feel independent. Instead of having a bedroom that shares walls with the master suite, the basement acts as a second master suite.

One-Story House Can Still Have a Basement

So, you have already decided that you’re not interested in a two-story home. Instead, you want a single-level one. But not just any single level one. You’re specifically interested in one-story designs with a basement as the foundation. It is exactly what we are going to share with you here.

This design is convenient because you don’t have to climb a staircase. When you want to get to your bedroom, it’s right there. A one-story design can still have a basement that provides many benefits.

There’s also the specific style that includes a walkout basement. If you have a property on a sloped lot, it will give you easier access and more sunlight. You can find ones like that on this page too. Walkout basements have a specific page of the particular style you are hoping for.

Basements are great if you need additional storage space or a man cave. Maybe a man cave is a thing that’s been on your mind for a very long time. Getting a basement when you’re building is the way to achieve it. It may turn out to be where you end up placing that gym you’ve been wanting.

No matter your desire to get features, look around the site. Reach out if you have any questions.

Who is it for?

  • If you want more space
  • When you like separating storage and living.
  • Large families
  • If you live somewhere with frequent flooding

Daylight Basements

Some people only see problems if they’re building on a sloping lot. Some see the opportunity to turn a beautiful mountain lot into a charming retreat using a daylight basement.

Instead of having the usual one, use the sunlight to your advantage. Don’t just use it for storage. Use the fact that you have an additional space that can be made functional during the day.

Adding windows to let in sunlight turns it so functional. Suppose you’re building on a sufficiently steep slope. You may even be able to make it a walkout basement. You don’t just get in sunlight, but you also have free access to leave.

Not all homes are meant to be built on flat surfaces. You can easily make a well-lit space a bonus room for your Mother-in-law or a gym. It can be used for the man cave you may have always wanted if you choose to finish it. Maybe you want a yoga studio? It can also be where you store bikes or other yard equipment.

Let us know if you can’t find the daylight basement designs you were looking for!

Benefits:

  • The ground helps regulate the basement’s temperature.
  • It’s a great place to hide if there are natural disasters.
  • Increases property value
  • It can be used as a gym or home office

A Bonus Room

Certain rooms may be added to a house even if they don’t qualify as traditional rooms. Some of our blueprints specifically contain bonus rooms.
architect looking at drawings

Bonus rooms are the ones that may not meet the local building code requirements as a standard room. It usually has to do with lacking certain things, such as a window or a closet. However, this will be determined by your county’s codes.

These rooms may not necessarily be classified as traditional rooms, but they are still highly functional. They are usually used for a myriad of things, including an office guest room. It’s a perfect place for a yoga studio or a man cave.

The bonus rooms may not raise the resale value as much as traditional rooms. You may not think about installing the necessary outlets right now. Doing so, installing outlets could be a thing you’re ending up having to do at a later point.

A bonus room can be included in the usual Cape Cod style with sloped roofs. These may also affect the functionality of the space. It may not be ideal for the resale value since these rooms don’t offer quality as traditional ones. They also won’t count for your property taxes.

Cons:

  • It’s not easy to finish
  • Excavation is required
  • Mold and moisture issues are common
  • Natural light has a hard time getting in.

Modern or not, here we come. Do you want open floors?

Some people may associate these with a more traditional way of building. That isn’t always the case. Many beautiful, modern options have this feature. An open floor layout is great if you have specific features that you want to incorporate.

All you have to do is appropriately set up the various parameters. The platform will automatically show you the modern basement house plans that fit your requirements.

Features to include:

  • Good ventilation
  • Separate entrance or staircase
  • Proper waterproofing
  • Good electrical outlets and plumbing

Small or large, or perhaps even on a hillside

We understand that our users span a vast number of preferences. It often means that someone may want a smaller design. Others are looking for something more substantial, leaning towards the larger side.

Maybe you want a mansion with a basement. We can accommodate the various groups no matter your preferences. We even have floor plans that work if you plan to build on a hillside.

Mistakes to avoid:

  • Not waterproofing
  • Insufficient ventilation
  • Not following code requirements
  • Underestimating the cost

Sloped lot

One of the most requested features is that they are looking for an option that includes a walkout basement. The convenience it provides is great. Coupled with a sloped lot, they’re working on.

It’s an obvious design style. Usually, you also have a great view when you have a sloped lot. How great would it be to have the additional square footage? A basement provides it while still being readily accessible from the outside.

Pros

    • They provide great views.
    • You can get daylight basements.
    • It’s a great place to put your home gym.

Cons

    • They’re expensive to build.
    • The lot may provide certain limitations.
    • A structural engineer is integral for this project.

Get a simple ranch or rambler.

Ranches and rambler houses are typically single-story and very spread out. They’re not ideal for narrow lots of land. Still, it is a very popular style if you live somewhere where a narrow lot is not your concern.

Other users may find that creating a bar is what they’re looking for. The man cave you have always been dreaming of could use it! Perhaps you’re looking for a cozy place to hang out.

Suppose you are looking for the possibility of finishing a bedroom in the basement. In that case, you may be looking to get a design that adequately addresses those needs. It saves you from having to start thinking about it years from now.

Pros

    • They’re cheap to build.
    • It’s great for an aging couple.
    • They’re simple.

Cons

    • You need a big lot to get a lot of square footage.
    • You won’t get the views of two-story homes.
    • Less privacy on the ground floor.

Small lake retreat

Besides sloping lots, many of our users are also requesting walkout basements. It’s because they’re trying to build a small or large lake house. When people go to their lake retreats, there are features that they tend to find useful.

Some of those include how many people they usually have visiting them when they go. Suppose you usually gather a bigger group when going there. In that case, you may want something bigger than a 2 to 4 bedroom place. You may even be desiring to look in our section of mansions instead. If that’s not the case, something smaller may suffice.

You can adjust the platform’s parameters to find the floor plans that have the size you like.

Basement garage and a mountain retreat?

A garage in the basement is a popular option that persists through our 3-story designs. It’s also popular in many other categories.

A drive-under option is appealing to many. You can drive up and enter and not have to inconveniently get out of your car to step out in the rain. It is very practical, especially when you have luggage or groceries carried inside. We also have more rustic designs of this style.

Some are made to build them in the middle of the mountains. They’re made to take advantage of the gorgeous views mountains provide.

2-story options and tiny ones

One of the main benefits of our platform is the many different filters you can apply. They can be used on any floor plans that we offer. If you are looking for something specifically 2-story, we can accommodate that request.
woman choosing design options

You can find tiny options that still have exactly the square footage you are looking for. All you have to do is figure out your requirements. We’ll take it from there. You can even find 800 to 2,200 square foot options with basements.

A-frame

Many families want something that stands out. That is one of the reasons people often start looking into A-frame designs. They lend themselves beautifully to the addition of a basement. We also have H-shaped homes if you want to stand out in the neighborhood you’re building in. Those are less likely to have a basement when compared to their A-framed counterparts.

Pros

    • Timeless appeal
    • Perfect for wooded areas
    • Tall ceilings

Cons

    • Taller ceilings make it more expensive to heat & cool
    • Some square footage is wasted with this design.
    • Extra material costs

1500 sq ft, 1.5 stories, or split-level

The average size in this category is about 1,500 sq ft. It’s the typical size home of an American family. People craving the functionality are also looking for 1.5 story options and split-level ones.

We also have cute Craftsman cottages. You can even turn a basement into an in-law suite. It can help keep the in-law at arm’s length by having them stay in the basement. Sometimes it can feel necessary with the in-laws.

Are you looking to include an extra bedroom?

There are situations where you may find yourself needing an extra bedroom. Perhaps you invited the in-laws over. It could also be that you like hosting parties with your friends. Rather than having them drive home at the end of the night, offer them a place to stay.

There is a great thing about building something that has a basement in it. You won’t necessarily have to decide right now what you intend on using it for. You may very well leave the room unfinished and temporarily use it for storage. When the time comes in the future, you can figure out the best use for the space. You can take the necessary money and invest it in turning the basement into the space for your needs.

However, suppose you don’t decide whether or not you need a basement before building. In that case, you will likely not end up with one. It’s not a feature that is simple to add afterward. Adding a bonus room or perhaps a second floor is much easier. The lower level is where the foundation is. If you want a basement, it is a decision that needs to be made before you start.
woman choosing colors

Many people find out too late that they wish they would have considered the basement. Their future dream could be put on hold as a consequence. It’s no matter if it’s a mansion or not. You can’t just install a basement afterward.

Pros

    • Great for in-laws visiting
    • Great for the social couple
    • Great for an office

Cons

    • Increases property taxes
    • Increases maintenance costs
    • Higher building costs

One of the most popular options

Consider the many different functions that a basement may add. It’s not a surprise why it is so attractive to many families.

It may not necessarily be counted towards the official size of the house. A basement still provides many options that you might not otherwise have had access to. That is, at least without building a more expensive house. Some people may choose a more minimalist lifestyle.

A decent amount of stuff may accumulate if you have a family. We would all like to believe we do what we have to clean the house. The reality is that most families don’t do a yearly cleaning where they review all the accumulated things.

House plans with basements Characteristics
Ease of access Yes
Are fireplaces typical? Sometimes
Is it good for natural light? Not always
Are garages common No
Typical ceiling height 9 – 14 feet
Typical number of bedrooms and bathrooms 4 & 2
Limitations
Not necessarily great in humid climates
Is it a good budget option? No
Is it easy to modify? No

Having access to a basement is a nice way to ensure you have some slack cleaning out your house. Rather than doing a yearly cleaning, the storage space can let you clean every 5 years instead. Therefore, the basement can provide you with the peace of mind you have been looking for.

When it comes to these, they are not all made equal. You can get modern homes with basements. The most popular style is still the traditional farmhouse.

It is a versatile style that has the advantage that it fits the needs of many different families. It makes it easy to sell when you start considering that. Farmhouses are very sought after. Some of their popular features include their wide porches at the front. What is better than coming back after a long day at work and opening a beer outside? It is also a style that doesn’t try and do anything too fancy for the roof.

Gables are a common feature and this simpler roof structure. Aspiring builders often forget that the more advanced the roofing structure is, the more expensive it will be. It is not necessarily an expensive installation. Rather it’s the overall framing which starts to become very advanced.
house blueprints

Farmhouses are usually rectangular, which has a bunch of benefits. You are better off making sure that you have found the right design before you start building. There are times in our lives when our needs may change.

The farmhouse provides a good foundation to build on, even if your needs change later. Our recommendation is always to account for potential changes when picking out the house design. The farmhouse’s rectangular shape makes it a lot easier to add on additions 10 years from now. May you suddenly realize you can’t live without a man cave.

Making alterations is tricky when building homes with very sophisticated outer walls. You find that the possibility of additions becomes a very expensive endeavor.

Given their shape and size, the farmhouse is a great style to go with. It’s especially the case when you aren’t restricted by building on a narrow piece of land. Maybe you have a massive lot. If you live in the countryside, imagine why they already match the outbuildings. There is a reason why the style got the name that it has!

It’s great that you have found out your family needs a basement. There are other potential factors to consider as well. For instance, maybe you want something with a vintage feel.

Some of our other recommendations

We have kept telling you this throughout the article. You must sit down and make sure you understand your family’s housing needs. When building something with a basement, figure out what it’ll be used for.

Figuring out your family’s needs requires figuring out how much space you are hoping to have.

Here are some questions to ask yourself:

  • How many bedrooms will you need?
  • Will someone be using the space as a bedroom?
  • What’s the purpose of the garage?

The more of these things that you have already figured out, the better.

Get them all figured out before you start the building process. It makes you more likely to avoid mistakes that could be expensive to remedy. Are there specific features you want your basement to have?

What are you planning to use it for? Are you using it for storage? You have more freedoms than if you plan on using it for a bedroom. Suppose you intend to use it as a bedroom. In that case, you are ideally building on a sloped lot. It is possible to install a window and ensure that some natural light can enter the room.

Styles to consider

Is a 2 bedroom big enough for you?

If you plan to build something for yourself, perhaps the 2 bedroom options are the right choice. It allows you to have a master suite and an additional bedroom. You can use the bedroom as an office or a guest bedroom. It will still have the convenience offered by the basement.

There are great things about these designs. When you choose a design that includes one bedroom, the lower floor may be your place to retreat. The basement serves as your backup bedroom. We generally recommend families build houses with spare bedrooms.

The basement space can easily serve as your backup space for storage. Whether you are building a rambler or a modern one, this page has great options. Suppose you are rather looking for designs that have 4 bedrooms. In that case, you can use a filter. We will automatically adjust your search.
